Recently we undertook such work for a property developer near Adelaide, South Australia, who required fast turnaround on two simultaneous preliminary site investigations and soil sampling for large residential developments at two agricultural properties.
The client hoped to use the first property for a 70 lot residential housing development. iEnvi’s local partner company Fyfe conducted a site walkover, and discovered a history of loam mining and land filling at the site, which indicated a substantial risk of site contamination.
With soil sampling almost certain to show contamination, iEnvi cancelled the sampling and advised the client on how to proceed environmentally and legally with their development. A larger investigation was necessary, with remediation, geotechnical risk assessment, and auditor sign off required. iEnvi provided a financial and time frame quote, and the client is currently considering their options. Thanks to iEnvi’s thorough due diligence, the client has likely saved several thousand dollars in liability.
The preliminary site investigation on the second property produced better results. Though smaller, this property was intended for a 50 lot residential housing development. Soil investigation found no contaminants, apart from traces of a naturally occurring metal. The site was deemed suitable for its intended use.
All site investigations and sampling was completed within a 3 1/2 week period for both sites. The client was thankful for iEnvi’s fast turnaround and thorough investigations.
