Asbestos audit — coal mine, Western NSW
A major coal mining client engaged iEnvironmental Australia (iEnvi) to complete asbestos monitoring in accordance with an existing Asbestos Management Plan. The plan required annual inspection of a single electrical control-room asbestos sheeting assembly. To reduce travel time and cost our team project-managed a local, experienced contractor and reviewed their inspection and laboratory report.
What we did
- Visual condition inspection of the asbestos-containing material (ACM) in the electrical control room.
- Targeted sampling and laboratory analysis of the material and/or dust deposits as required by the management plan.
- Technical review of the contractor’s report, laboratory results and recommendations to confirm appropriate next steps.
Key outcome
All asbestos identified during the inspection was reported in good condition. Based on the inspection findings and laboratory results, no immediate remediation was required. The ACM remains under the site’s asbestos register and Asbestos Management Plan for ongoing monitoring.

Practical implications for operators and developers
- An asbestos management plan and asbestos register should be maintained, reviewed and made available to site managers and regulators when required.
- Inspection frequency is set by the site’s asbestos management plan; in this project the plan required annual inspection and that schedule was followed.
- If ACM is to be disturbed by maintenance, upgrade or demolition works, licenced asbestos removal and site controls (air monitoring, exclusion zones, PPE, wetting and waste handling) must be implemented in line with WHS Codes and state guidance.
- Asbestos in soil or fill has different assessment and handling requirements — follow state EPA guidance where soil disturbance, excavation or reuse of fill is planned.
Risk, compliance and commercial benefits
Project-managing a local contractor reduced travel and project cost while retaining iEnvi technical oversight and QA of sampling and reporting. Regular inspections and timely record-keeping reduce operational and transaction risk (for approvals, audits or property transactions) by demonstrating active management of asbestos liabilities.
Recommendations / Next steps
- Retain the inspection and laboratory reports with the asbestos register and update the Asbestos Management Plan if inspection frequency or works activity changes.
- Confirm and record whether the material is bonded or friable and include that in the register (this changes risk and removal licensing requirements).
- If ACM condition changes or is to be disturbed, engage a licenced asbestos removalist and hygienist to implement controls and post‑works clearance monitoring.
- Maintain chain-of-custody and laboratory accreditation details for the sample analyses; add sample IDs and dates to the site file for future audits or transactions.
